Realtor Offers 5% Commission, Feels Our Offer Is Too Low To Compensate!

had the best time last night dealing with another Realtor regarding our offer.

We`re involved with a Realtor who received our offer to purchase, their listings in Coral Springs,Florida.They have the "GALL" to call us in regards to a 5% commission they clearly are offering on the MLS!

They felt our offer was rather low and their seller shouldn't be forced to take the offer unless of course we take a reduced commission. It's funny as heck as the agent begins to explain to me,why we need to reduce our commission, if the seller is to accept.

They were on a "Pulpit" giving a speech. I don't subscribe to "Motivational Coaches" but I had a distinct feeling this person does!

The conversation is as follows:

Pulpit Realtor: So Scott you do understand that although we`re offering a 5% commission we think that overall the offer you sent our client is rather low!

Me: The offer we sent represents the "Comps" in the area, that's all. Are you focusing on our offer? Or compensating us the 5% commission. It looks like you're listing is about to expire.

Pulpit Realtor: Well! That's not what this is about, we like the offer, but our seller and I don't feel we need to over-compensate you with a 5% commission! That's all we're discussing right now!

Me: I guess I better inform our buyer we need to look at more houses! I didn't place a 5% commission on the MLS, you did! I don't need to discuss this any longer, you need to tell the seller, we're either going to have an executed contract by noon today or we'll rescind the offer and move on!

Pulpit Realtor: How can you be so unreasonable? Don`t you see the "Value" in this home! Shouldn't your buyer be able to purchase a home without us fighting for a commission?!!!

Me: I have to admit this is the first time I've dealt with a Realtor who sounds like he`s doing a script from a motivational speaker! Does your coach write the lines? I`m disgusted with the way you conduct business by extortion! May I suggest that you locate your coach and explain that!

The clock is ticking! We've informed the buyer that the seller is reviewing the offer! Hopefully, they'll see the "Value" in accepting our offer!!
